What do the latest weekly averages say?
Freddie Mac’s newest survey, dated Oct 29, 2026, puts the average 30-year fixed rate at 7.24% and the 15-year fixed at 6.60%. It is published once a week, so it is the latest weekly average and not a quote for today.
Your own rate will be different. It depends on your credit, your down payment and the lender, and only a Loan Estimate shows it.

What the Freddie Mac average is, and what it is not
It is a national weekly average. It is not an offer.
The Primary Mortgage Market Survey is Freddie Mac’s weekly report of average rates on fixed-rate home loans. Freddie Mac describes it as covering conventional, conforming home purchase loans on owner-occupied single-family homes, for borrowers with good or excellent credit who put 20% down. It has been published for decades, which is why a ten-year chart is possible. Your own quote will differ.
What it does not tell you:
- Your rate. A lower credit score, a smaller down payment, a rental property or a small loan usually means a different price.
- The cost of getting the rate. Points, lender fees and closing costs are separate from the rate, so compare Loan Estimates, not headline rates. The discount points guide explains the trade.
- What happened between surveys. Lenders reprice during the week and the survey is published once.
- A rate for any term except 30 and 15 years. A 20-year or adjustable-rate loan has no figure here.
Refi Compass is not affiliated with Freddie Mac and Freddie Mac does not endorse this site. We show the published numbers unchanged and say where they come from. The methodology page describes how our calculators work.

Put a rate into a calculator
Each rate field for a new loan has a button that fills in the latest average when you click it. It never fills anything by itself.
Thinking of refinancing? Use the refinance calculator to see when the savings cover the closing costs. Buying? The mortgage calculator gives the full payment and schedule, and the affordability calculator shows what price a rate supports.
Common questions
- What are mortgage rates today?
- The newest published figures are from Freddie Mac's survey dated Oct 29, 2026: 7.24% for a 30-year fixed-rate mortgage and 6.60% for a 15-year fixed. Freddie Mac publishes one survey a week, so this is a weekly national average, not a quote for today. Source: Freddie Mac Primary Mortgage Market Survey.
- Why is the rate my lender quoted different from the Freddie Mac average?
- The survey is a national average for conventional, conforming purchase loans on owner-occupied single-family homes, for borrowers with good or excellent credit and 20% down. Your quote depends on your credit score, down payment, loan size, property type, whether you pay points and the day you lock. Lenders also reprice during the week, while the survey is published once. A quote that is higher or lower than the average is normal, and only the Loan Estimates you collect show what you can actually get.
- How often do mortgage rates change?
- Lenders can change their rates any day. The Freddie Mac survey is published once a week, so it moves in weekly steps and cannot show a change that happened between two surveys. Use it to see the direction over weeks and years, and use a lender's rate sheet or Loan Estimate for the day you are shopping.
- What are refinance rates today?
- This survey reports one average for each loan type and does not publish a separate refinance figure. Lenders can price a refinance differently from a purchase, so treat the average as a starting point. To see whether a lower rate pays off after closing costs, enter your own numbers in the refinance calculator and look at the break-even month.
- Is the 15-year mortgage rate lower than the 30-year rate?
- In the survey dated Oct 29, 2026, yes: 6.60% against 7.24%, a gap of 0.64 points. A lower rate does not mean a lower payment, though. On a $400,000 loan the principal and interest payment is about $3,506 a month over 15 years and about $2,726 over 30 years, because the 15-year loan is repaid in half the time.
- How can I use the weekly average to decide whether to refinance?
- Compare it with your current rate, then price the move. A gap between your rate and the average is only the first step, because closing costs, your credit and how long you will keep the loan decide whether the savings cover the cost. The refinance calculator has a button that fills in the weekly average for you, and its break-even month shows when the savings catch up with the costs.
